Canberra auctions: Turnout dips as buyer interest turns selective

While Canberra property auctions attracted strong numbers of registered buyers last week, momentum shifted this week, with several properties drawing only a single bidder.

Despite the softer turnout, negotiations are continuing behind the scenes, suggesting that buyer interest remains active, but selective.

In Forrest, the opulent residence at 14 Tennyson Crescent was passed in on Saturday and is now for sale through Berkely’s Bill Lyristakis for more than $5 million.

Positioned on a significant 1861-square-metre manicured allotment, Waterford boasts luxurious accommodation including elegant living spaces, a gourmet kitchen with marble benchtops, five bedrooms, two bathrooms, a swimming pool and a four-car garage.

MARQ Property’s Lauryn Rettie reported that the stylish contemporary four-bedroom house at 19 Frearson Street, Strathnairn, was passed in, with negotiations ongoing post-auction.

Boasting a prime position with views of Ginninderry’s coveted Paddy’s Park, the sprawling residence features three spacious living areas, a kitchen with butler’s pantry, a study and a double garage.

The impressive five-bedroom house at 3 Ryle Place, Flynn, was also passed in through MARQ Property’s Sam Taylor.

Taylor said the auction drew one registered bidder, and the team were hopeful of a sale by the end of the day. The property has an asking price of between $1.2 million and $1.3 million.

Situated in an exclusive cul-de-sac on the heights of Flynn, the elevated residence offers spacious accommodation with views across the Brindabellas.

The floor plan includes formal and casual living spaces, a renovated kitchen and a double garage with workshop and storage.

In Downer, the well-presented three-bedroom house at 45 Padbury Street was passed in through HIVE Property’s Tom Wiggins.

Wiggins said they had one registered buyer, and the property is now on the market for more than $1.15 million.

Set on a 744-square-metre block in a quiet tree-lined street, the renovated cottage is within walking distance to shops, schools and parklands.

Wiggins said the market was still competitive for certain properties, while others were seeing more measured interest.

Mid-week auctions also saw more properties passed in, but there were some highlights – including Michael Potter Real Estate’s $1.05 million sale of the distinctive house at 2 Carr Street, Banks.

Set high on a 703-square-metre block with sweeping views of the Brindabellas, the versatile four-bedroom, two-bathroom home offers exceptional indoor-outdoor living.

A spacious layout includes open-plan living, an entertainer’s deck, and a separate downstairs room that is perfect for a studio or home office.
