Canberra auctions: Buyer confidence holds firm over long weekend

While the long weekend saw a quieter property auction schedule, strong weekend and weekday results reaffirmed buyer confidence and demand across key sectors.

Altair Property’s Rahul Mehta said the agency had strong interest in the luxurious residence at 34 Lex Watson Circuit, Denman Prospect, which sold for just over $1.4 million on Saturday.

Mehta said the successful buyer had missed out on a property auctioned earlier in the day.

Set on a meticulously landscaped 422-square-metre site, the stunning house boasts a flexible internal area of 245 square metres and features an expansive living and dining area, a sitting room, a gourmet kitchen, four bedrooms, three bathrooms, and a double garage.

The property is located just a short walk from Denman Prospect shopping village and popular walking trails.

Elsewhere, the stylish four-bedroom house at 10 Coningham Street, Gowrie, was passed in through Hive Property’s Leanne Palmer. The property’s new asking price has yet to be set.

In Greenway, the substantial tri-level townhouse at 68 De Little Circuit sold under the hammer for $895,000. The property had been quoted at $825,000-plus.

The Property Collective’s Jacob Stanton said the successful buyers were a young family who were upsizing.

Situated in a quiet loop street just minutes from Lake Tuggeranong, the impressive property has casual and formal living and dining areas, an updated kitchen, four bedrooms and three bathrooms.

Its features include soaring ceilings, sliding doors to a private rear entertainment deck, two balconies and a double garage.

Stanton, who regularly schedules weekday auctions, noted that they were proving just as successful as those held on weekends.

“Overall, our clearance rates have been strong this year, and we’re finding that if buyers can’t attend in person, they’ll ensure someone is there to bid on their behalf,” he said.

This sentiment was backed by strong results recorded during the week as buyers acted swiftly ahead of the long weekend.

Civium’s Josh Finnigan sold the three-bedroom house at 25 Edkins Street, Downer, for $1.07 million, along with the property at 27 McKinlay Street, Narrabundah, for an undisclosed price.

Up the road, Belle Property’s Bree Currall sold three-bedroom 35 McKinlay Street under the hammer for $1,513,300.

In Chapman, the fully renovated four-bedroom house at 9 Doyle Terrace was sold for $1.34 million through Belle Property’s Steve Whitelock.

Clearance rates remained steady last weekend at 58 per cent, which was slightly up on the 56 per cent recorded at the same time a year ago.
