Winter may be casting a chill over Canberra’s property market as the clearance rate slipped to 57 per cent last weekend, but a string of solid results proves it isn’t all doom and gloom.
Luton Properties’ Luke Metcalfe sold the impressive five-bedroom residence at 98 Appel Crescent, Fadden, at auction on Saturday for $1.195 million.
Metcalfe said the property attracted 83 groups through the inspections and four registered bidders on the day.
“It was a great property with stunning scenic views that really captured buyers’ interest,” he said.
Situated in one of Tuggeranong’s most desirable avenues, the well-presented house offers expansive accommodation, including formal and casual living and dining zones, three bathrooms, a rumpus room, heating and cooling, and a double garage.
In Wanniassa, Mark McCann from McCann Properties sold the beautifully-maintained house at 22 Duffus Place to an upsizer for $1.075 million.
McCann said the campaign saw strong numbers with 13 registered bidders on the day.
Set in a peaceful cul-de-sac on a generous 994-square-metre block, the beautifully maintained family home features a spacious floor plan that includes a living and dining area, a family room, three bathrooms, and a prized location near schools and shops.
In Lyneham, MARQ Property’s Justin Taylor sold the four-bedroom house at 51 Cossington Smith Crescent for $1.58 million. It had been in the same family for nearly 40 years.
Elsewhere on Saturday, Belle Property Canberra passed in the charming and tastefully renovated four-bedroom house at 144 La Perouse Street, Griffith. It is now on the market with a price guide in the low to mid-$2 million range.
Earlier in the day, McCann passed in the striking three-bedroom townhouse at 33/146 Ellerston Avenue in Isabella Plains.
McCann said it was a beautifully presented property attracting strong interest and was likely to sell within the next week. It has an asking price of $679,000.
Recently renovated, the immaculate townhouse features a sun-filled living and dining room, a striking kitchen, a garden courtyard, and parking for three cars. The property is ideally located near local shops, school and is a short walk from Tuggeranong Lake.
McCann Properties had success with a midweek auction of the four-bedroom house at 38 Embling Street, Wanniassa, which attracted five contenders before selling for around $1 million.
However, several properties failed to sell during the week. The two-bedroom apartment at 66/16 Cornelius Street, Coombs, is still for sale through Ray White for $580,000. Independent Property Group has the three-bedroom house at 15 Allwood Street, Chifley, listed for $1.195 million, and Altair Property’s Rahul Mehta has the luxurious architect-designed four-bedroom residence at 9 Malcolm Cole Terrace, Whitlam, for sale for around $1.3 million.
Clearance rates fell for the first time in weeks last weekend to 57 per cent, down from 60 per cent for the same period last year. There were 71 auctions scheduled and 61 reported: 35 sold, 17 properties were passed in, and seven were withdrawn.
