Canberra auctions: Apartments show strength in steady Canberra market

Canberra’s auction market continues to tread a steady path, with recent results reflecting a mix of buyer caution and selective confidence. While not without its challenges, the capital is holding its ground amid broader market shifts.

On Saturday, Luton Properties’ Tim and Justine Burke sold the two-bedroom apartment at 11a/17 Chandler Street, Belconnen, at auction for $395,000.

Tim Burke said they had two contenders on the day, with the property selling to an owner-occupier.

Situated in the heart of Belconnen, just moments from the shopping centre and Lake Ginninderra, the spacious, sun-filled apartment features an open-plan living and dining area, a well-equipped kitchen with generous storage, new carpets, two good-sized bedrooms, and a combined bathroom and laundry.

In Gungahlin, the versatile three-bedroom townhouse at 206 Anthony Rolfe Avenue was passed in on Saturday and is currently for sale at more than $825,000, according to Alex Wang from Archer Canberra.

Wang said there were two registered bidders, so he expected the property to sell soon.

On Friday, Wang sold the two-bedroom, two-bathroom apartment at 33/44 Macquarie Street in Barton for $880,000.

Situated in the sought-after Governor Place complex, the luxurious property features 180-degree panoramic views and an expansive wraparound balcony. It is just steps away from the Parliament House Triangle, while boasting easy access to Lake Burley Griffin, the Kingston Shopping Centre, and Manuka Oval.

The beautifully presented four-bedroom house at 79 Buvelot Street, Weston is expected to sell for around $1.2 million.

 

Elsewhere on Saturday, Mark Wolens of Independent Property Group passed in the beautifully presented four-bedroom house at 79 Buvelot Street, Weston.

Wolens said the auction attracted one registered bidder, and the property is now under negotiation for around $1.2 million.

On a landscaped 684-square-metre block, the stylish and spacious house is just a short stroll from local amenities, including the vibrant Cooleman Court Shopping Centre and just a quick drive from Civic and the Woden and Tuggeranong town centres.

The residence offers spacious living and dining areas, a kitchen equipped with European appliances, two bathrooms, and a double carport with an automatic door.

Among the handful of midweek auctions, Marq Property’s Sam Taylor passed in the three-bedroom house at 46 Adventure Street, Harrison, which is now for sale for more than $749,000.

Clearance rates dipped slightly to 57 per cent last weekend, but remain higher than the 50 per cent recorded this time last year. Of the 61 properties scheduled for auction, 56 were reported, with 10 withdrawn, 32 sold and 12 passed in.
