Canberra’s property market continues to show resilience and buyer confidence, with some strong results recorded over the week.
In Cook, the striking three-bedroom house at 16 Dugdale Street was sold under the hammer on Saturday for $1.005 million.
Independent Property Group’s Ray Moon said it was an excellent result for a three-bedroom house. The successful buyers were upsizers relocating from a neighbouring suburb.
“We had six registered buyers on the day and an opening bid of $900,000,” Moon said.
Positioned in a peaceful pocket in one of Canberra’s most tightly held neighbourhoods, the immaculately presented residence features well-proportioned rooms, including a north-facing living room, dining, a beautifully updated kitchen, two bathrooms and a single garage.
Hayman Partners’ Anthony McCormack also recorded a strong auction on Saturday with the four-bedroom house at 11 Frankland Street, Holder, selling to a first-home buyer for $995,000.
McCormack said it was a strong campaign with more than 50 groups inspecting the property, resulting in six registered bidders.
Situated in a coveted tree-lined street with direct rear access to Holder Oval, the character-filled house offers two separate living zones, a well-maintained kitchen, stunning floorboards, and a garage on a large block of 817 square metres.
Jonny Warren from Jonny Warren Properties said they had a big crowd of more than 50 people at the Saturday auction of the meticulously renovated Willemsen-designed townhouse at 54/21 Biddlecombe Street, Pearce, which passed in for $1.05 million.
Warren said they had two registered contenders on the day and several conditional buyers they were now negotiating with.
He said it was a beautifully presented property and was likely to sell for around $1.1 million.
Located within walking distance of public transport, shops, schools and parks, the impressive home has undergone a complete renovation using LAROS Technologies to provide a six-star energy efficiency rating. Built in 1981, the accommodation includes expansive living and dining spaces, three generous bedrooms, two bathrooms and car parking.
Strong results were recorded at midweek auctions. The four-bedroom house at 6 Liz O’Neill Street, Casey, sold for $1.25 million through The Property Collective’s Obi Shadmaan, while the four-bedroom house at 34 Williamson Street, Holder, sold for $1.03 million through Belle Property. Another at 84 Ballarat Street, Fisher, sold through Altair Property for an undisclosed price.
Clearance rates remain stable with a respectable 61 per cent recorded last weekend, up from 52 per cent recorded for the same period a year ago. Of the 90 auctions reported, 55 were sold.
