
Canberra’s auction market continues to perform well with a wave of sales delivering strong results across the capital this week. The federal government’s Expanded 5% Deposit Scheme is also creating more stability in the market, giving buyers increased confidence.
Luke Lindley from AM Property Agency sold the distinctive four-bedroom residence at 39 Goldfinch Circuit, Theodore, straight after the auction on Saturday for $1.23 million.
Lindley said they had one registered bidder, but there were several conditional buyers interested. The property was passed in at $1.18 million after an opening bid of $1 million and was sold about 20 minutes later.
Set on a generous 1018-square-metre site, the impressive house comprises 213 square metres of internal living space, offering views of the Tuggeranong Valley. Accommodation includes separate living, family and dining rooms, an updated kitchen, two bathrooms and a double garage.
Lindley said that overall, the market is definitely more positive and back to normal.

In Isaacs, Ray Moon from Independent Property sold the renovated three-bedroom house at 45 Rule Street for $1.182 million.
Moon said the auction attracted nine registered bidders, with an opening bid of $1 million, and the property sold to a young family who were upgrading.
“We had strong interest from downsizers as Isaacs is really appealing to these buyers, and this single-level property on a small 428-square-metre block with no lawn to mow generated strong interest,” he said.
Tucked away in a leafy pocket near Isaacs Ridge, local shops and Woden Town Centre, the beautifully updated house offers formal and casual living and dining spaces, two bathrooms and a double garage.
Elsewhere on Saturday, Hayman Partners’ Tyran Murphy sold the well-presented four-bedroom house at 7 Hagelthorn Street, Farrer, prior to auction for $1.255 million.
Murphy said the property had attracted strong interest and competitive offers from two contenders, with the property selling 15 days after the campaign launch.
Positioned on an established 939-square-metre garden block, the freshly presented house boasts views of Mount Taylor. It offers a generous floor plan, as well as a convenient location within walking distance of shops in both Mawson and Farrer, along with schools and transport.
Mid-week auctions showed strong results with Blackshaw’s selling two properties in Downer, including 24 Cadell Street, which sold for $1.035 million, and the three-bedder at 40 Bradfield Place, which fetched $1.115 million.
At the upper end, Belle Property’s Alexander Smout sold the impressive five-bedroom residence at 11 Walter Hood Lane, Red Hill, for $3.315 million.
Clearance rates remain stable with last weekend’s bonanza of 137 auctions recording 82 sales.
