Canberra’s auction market delivered some strong results over the weekend, with generous land sizes proving a key drawcard across several suburbs and properties offering renovation potential proving popular.
On Saturday, Carter and Co’s Frances Junakovic sold the partially updated house at 17 Humble Court, Kambah, to an owner-occupier for $905,000.
Positioned in a quiet cul-de-sac at the bottom of Mount Taylor Reserve and set on a substantial 1441-square-metre block, the property was marketed to renovators.
The house features four bedrooms, two bathrooms, a second living area with a kitchenette, marble-tiled floors, and an in-ground pool.
In Giralang, Nick Paine and Peter White of Luton Properties Gungahlin sold the versatile dual-dwelling property at 2 Wayal Place at auction for $1.35 million.
White said the property attracted eight registered bidders and was sold to an owner-occupier looking to renovate.
Set on a generous 984-square-metre corner site, the property comprises a light-filled three-bedroom house with living and family-dining rooms as well as a separate self-contained two-bedroom unit.
White said Giralang had been growing in popularity as urban growth had made the suburb more central.
“It’s conveniently located just moments from Gungahlin and only 15 minutes from the city,” he said.
Also on Saturday, Timothy Road’s Tim McInnes passed in the well-presented mid-century residence at 4 Eddison Place, Fraser, which is now for sale at $1.275 million.
McInnes said the property had garnered interest following the auction.
Commanding a prized elevated position on a 1408-square-metre block, the expansive floor plan includes formal and casual living and dining areas, four bedrooms, two bathrooms and a double garage.
In Spence, McInnes sold the three-bedroom house at 67 Baddeley Crescent under the hammer for $840,000.
The quieter weekend saw an increase in auctions during the week. A highlight was the $1,302,500 sale of the five-bedroom house at 8 Budden Crescent, Theodore. Set on a 1295-square-metre site, the impressive house was sold through the Property Collective’s Lauren Laing.
A number of other properties were sold for undisclosed prices, including the three-bedroom penthouse at 35/38 Eileen Good Street, Greenway, marketed by Blackshaw Manuka’s Mario Sanfrancesco. Hive Property’s Michael Pede sold the three-bedroom townhouse at 17 Oldham Court, Phillip.
Clearance rates continue to hold steady. Last weekend recorded a solid 61 per cent compared to the paltry 42 per cent experienced a year ago. Of the 106 properties scheduled to go under the hammer, 101 were reported, 62 sold, 13 were withdrawn, and 18 were passed in.
