Canberra’s housing market maintained its acceleration with strong buyer turnout keeping competition alive across the capital’s suburbs.

On Saturday, newly formed, Momentum Property’s Tim and Justine Burke sold their agency’s first listing with 4 Raoul Place, Lyons, immediately after the auction for $2.68 million.

Tim Burke said the buyer was already a resident of the suburb and was upsizing.

Set on the high side of a peaceful cul-de-sac and backing onto Oakey Hill Reserve, the architect-designed five-bedroom residence offers striking views across Woden, Mount Taylor and the Brindabellas. It features formal and casual living zones, high raked ceilings, a gourmet kitchen with Smeg appliances, four bathrooms, outdoor entertainment zones and a double garage.

In Gordon, Momentum Property’s Michael Martin also had success with the impressive five-bedroom house at 10 Churchill Way, which sold under the hammer for $1.275 million.

Martin said there had been strong interest in the property, with a large crowd attending the auction and several potential buyers who were keen on the property but still needed to finalise finance.

Offered for the first time in 34 years, this beautifully presented quality house features a flow-through floor plan with zoned family living spaces, an expansive deck with views, and a double garage.

The updated house at 107 Jackie Howe Crescent, Macarthur sold for $1.1 million.

In Macarthur, the elevated four-bedroom residence at 107 Jackie Howe Crescent was sold through The Property Collective’s Jacob Stanton at auction for $1.1 million.

Stanton said they had two registered contenders vying for the property, with the winning bid going to a first-home buyer.

Set on an elevated 820-square-metre block with manicured gardens, the updated two-storey house provides generous accommodation with living, dining and family rooms, three bathrooms and an oversized double garage.

Also on Saturday in Macarthur, Stanton sold the renovated four-bedroom house at 5 Hardie Close for an undisclosed price over $1 million.

Surrounded by green spaces with easy access to walking trails, shops and schools, the tastefully updated house has spacious accommodation and includes separate living, dining and family rooms, a farmhouse-style kitchen, two pristine bathrooms, a large entertainment deck and a double garage.

In Franklin, Archer Canberra’s Alex Wang sold the well-presented house at 41 Donald Horne Circuit prior to auction for an undisclosed price. The property offered an ideal multigenerational floor plan with a self-contained studio.

A good run was seen with midweek auctions recording a number of solid results. The Property Collective’s Lauren Laing sold the architect-designed mid-century townhouse at 53/85 Crozier Circuit, Kambah, for $890,000, while Purnell’s Steph Hoss sold the five-bedroom house at 89 Theordore Street, Curtin, prior to auction for $975,000.

Clearance rates slipped to 56 per cent last week as the number of listings increased, but were still well up on the 47 per cent recorded for the same period in 2024.
