
Canberra’s property market is experiencing a notable surge in activity as it heads into the final months of 2025, as renewed confidence among buyers and increased competition drive strong results across the nation’s capital.
The Expanded Australian Government 5% Deposit Scheme continues to breathe life into the market with agents reporting robust numbers at inspections, leading to a notable increase in registered bidders across the board.
On Saturday, Marq Property’s Justin Taylor said their auction of the five-bedroom house at 5 Avery Place, Fraser, drew four registered bidders before it sold for $1.51 million to a buyer who was relocating.
Positioned in one of Fraser’s most peaceful and sought-after cul-de-sacs and set on a substantial and elevated 1854-square-metre site, the impressive residence features over 260 square metres of total living space with multiple living zones, two striking bathrooms, including one with a spa, an in-ground pool, outdoor entertaining area and a double garage.
Taylor said Canberra’s market had been depressed for a long time, but was finally catching up to other cities, with buyers showing more confidence.
In Waramanga, Tim and Justine Burke from Momentum Property sold the updated three-bedroom house at 142 Nemarang Crescent under the hammer for $1.07 million.
Tim Burke said the property had attracted strong interest, with nine registered buyers on the day, and about half of them were first-home buyers; however, the winning bid went to someone relocating to the area.
Set on a 726-square-metre block within walking distance of Arawang Primary and the Waramanga Shops, the well-presented house has been updated throughout, delivering generous living and dining areas featuring stunning Brushbox timber flooring.
In Evatt, Momentum Property also sold the four-bedroom house at 15 Fuhrman Street for $1.006 million.
Built in 1974 and located on a well-established 690-square-metre garden block, the property features a renovated kitchen, two separate living areas, two bathrooms, and a convenient location near local schools, shops, parks, and transport.

Elsewhere on Saturday, Mark McCann from McCann Properties sold the stylish four-bedroom house at 40 Aronson Crescent, Gilmore, for $1.1 million.
McCann said the auction attracted four registered bidders, including a first-home buyer.
“It was one of the five highest sale prices in the suburb this year,” he said.
Situated in a quiet neighbourhood on an expansive 946-square-metre site, the fully renovated house offers family, living and dining rooms, two bathrooms, a double garage and a carport.
Last weekend recorded a respectable clearance rate of 63 per cent, up from 52 per cent recorded a year ago. Of the 86 auctions reported, 54 properties sold while 21 were passed in.
