Canberra auctions: Confidence lifting but buyers remain selective

Confidence is returning to the Canberra market, with healthy enquiry levels, strong mid-week sales, and encouraging weekend activity.

Among the standout sales on Saturday was the opulent six-bedroom residence at 40 Hanley Street, Casey, sold at auction for $1.85 million by Verv Property’s Sharna Sinclair and Jason Roses.

Roses said it was a record price for the suburb with just the one registered bidder on the day.

Situated on a generous 663-square-metre site with views over Gungahlin, the beautifully appointed house offers an expansive floor plan including formal living and dining, striking kitchen overlooking the family room, a home theatre, rumpus room or sixth bedroom with an en suite, five further bedrooms, including two with en suites, plus two garages and an in-ground pool. The property is in a dress circle location and adjoins a reserve.

The impeccable three-bedroom house at 11 Simson Place, Kambah, sold for $850,000.

Elsewhere on Saturday, Luton Properties’ Tim Burke sold the impeccably presented three-bedroom house at 11 Simson Place, Kambah, under the hammer for $850,000.

Burke said the campaign drew two registered bidders on the day and attracted strong interest from first-home buyers before selling to an interstate buyer.

On a substantial 924-square-metre site in a peaceful cul-de-sac, the freshly updated house is in a prized location near nature reserves, schools and local shops.

Burke added that he definitely saw more confidence in the market.

“We had three properties scheduled for auction today with two selling prior to auction, including the five-bedroom residence at 11 Temple Terrace, Denman Prospect.”

Carner & Co’s Vince Pinneri reported strong interest in the stylish four-bedroom house at 2 Trundle Street, Taylor, with the property passing in on Saturday.

“The property is expected to sell in the high $900,000s and offers great value for money,” he said.

In Casey, the four-bedder at 6 Ted Richards Street was under negotiation with Nick Paine and Peter White from Luton Properties Gungahlin and was expected to sell on Saturday. The Property Collective’s Lauren Laing was also still negotiating with a buyer for the three-bedroom residence at 16 Deloraine Street, Lyons.

Good results were recorded mid-week with Edge Oliver Muscat selling the 809-square-metre RZ2 block at 21 Laseron Place, Mawson, for $1.025 million, while Luton Properties also sold a premium RZ2-zoned 637-square-metre site at 8 Wandoo Street, O’Connor, for an undisclosed price.

Kostya Loginov from Town Residential sold the three-bedroom house at 38 Freda Bennett Circuit, Nicholls, for $950,000.

Clearance rates continue to rise. Last weekend recorded a solid rate of 66 per cent compared to 57 per cent for the same period a year ago. Of the 70 properties scheduled for auction, 38 were reported as sold, 10 were passed in, and eight were withdrawn.
