Canberra auctions: Grand final weekend a win for sellers

Buyers were out in force over the AFL grand final weekend, with spirited competition and solid results recorded.

Hive Property’s Jason El-Khoury said there was strong interest in the stunning four-bedroom house at 34 Walker Crescent, Griffith, which sold on Saturday for $2.3 million.

“We had three registered contenders on the day, with the property selling under the hammer,” he said.

Set on an elevated 746-square-metre site, the luxurious home has a substantial floor plan boasting formal living and dining rooms, family and casual meals areas, a rumpus room, three bathrooms and a double garage.

MARQ Property’s Justin Taylor also had a strong outcome for the stylish five-bedroom house at 14 Swain Street, Gungahlin.

“The auction drew six registered bidders on the day before selling for $1.37 million,” he said. “It’s an immaculate house in a popular and tightly held location.”

Situated on a 595-square-metre block, the impressive house features formal and informal living and dining areas, a rumpus room, three bathrooms, and a double garage.

Six registered bidders fought for the keys to 14 Swain Street, Gungahlin.

In Lyneham, Alex Wang of Archer Canberra sold the well-presented house at 6 Dorrit Black Crescent immediately after auction for more than $1 million.

Wang said they had strong interest in the property with two registered bidders on the day and other interested parties who were still to lock in finance.

Privately tucked away in a peaceful loop street, the single-level north-orientated house has been freshly updated and offers spacious accommodation including formal and casual living areas, three bedrooms, a family bathroom and a garage.

Jonny Warren of Jonny Warren Properties said there was only one registered bidder for the three-bedroom house at 256 Dryandra Street, O’Connor, which passed in.

“We had a conditional offer after the auction and we’re currently negotiating for upwards of $1.45 million,” he said.

Situated in a highly sought-after location fronting O’Connor Ridge and within walking distance of the local shops and sporting fields, the well-maintained property features an updated kitchen and bathroom on a generous 813-square-metre site.

Mid-week auctions faltered, with many properties being passed in; however, the five-bedroom house at 22 MacDonnell Street, Yarralumla, was sold for an undisclosed price through Altair Property.

The stylish three-bedroom townhouse at 12/66 Gussy Street, Moncrieff, is now for sale through The Property Collective for $725,000, while Luton Properties has a four-bedroom house at 25 Elder Street, Bradden, listed for $2.8 million.

The charming three-bedder at 93 Pennefather Street, Higgins, is for sale through Belle Property with an asking price of between $790,000 and $840,000.

A clearance rate of 65 per cent was recorded last weekend, with 65 of the 100 auctions reported as selling on the day. Seventeen properties were passed in, while 10 were withdrawn.
