Canberra auctions: Holiday slowdown hits Canberra’s auction market

Canberra’s property market has shifted into holiday mode with a solid lineup of homes going under the hammer on Saturday, but fewer sales as buyers and sellers ease into the festive season.

Francis Properties’ Nathan Burraston finished the year with a strong result for the stylish four-bedroom residence at 21 Bondfield Street, Gungahlin.

Burraston said they had two registered bidders, and the property sold for $1.169 million, slightly above the reserve.

Situated on a quiet street on a 607-square-metre site, the sprawling home offers three separate living spaces opening to an enormous entertainment deck, two bathrooms, and a 41-square-metre garage with attic storage. The property is located just a short walk from Yerrabi Pond and the Gungahlin town centre.

The stylish and spacious townhouse at 29 McNamara Street, Pearce, is for sale at more than $779,000.

Backing onto parkland, the spacious townhouse offers two separate living areas and two secluded sun-drenched courtyards. It features floor-to-ceiling windows, an updated kitchen and laundry, plus a carport and shed. The property is within a leisurely stroll along the trails to Mount Taylor and within walking distance of the Woden town centre, Marist College and Melrose High.

Elsewhere on Saturday, Bastion Property Group’s Theo Koutsikamanis passed in the impressive four-bedroom residence at 36 McCawley Street in Watson, while McCann Properties’ beautifully presented four-bedroom house at 28 Harbison Crescent, Wanniassa, also failed to sell. The Wanniassa property, which boasts panoramic mountain views, was advertised for more than $1.285 million.

Mid-week auction results also proved volatile, with only a few sales, including the three-bedroom townhouse at 32/128 Easty Street, Phillip, which sold through Belle Property for $815,000. Altair Property’s Michael Wang sold the well-presented four-bedder at 15 MacCullum Circuit, Florey, for $755,000, and The Property Collective’s Jacob Stanton sold the four-bedroom residence at 20 Summerland Circuit, Kambah, for $1.1 million.

Clearance rates dipped to 54 per cent last weekend but were still up on the 48 per cent recorded a year ago. Of the 129 auctions reported, 70 were sold, 20 were withdrawn, and 34 were passed in.
