Canberra auctions: Pre-spring auctions heat up with strong sales

Canberra’s pre-spring auction season is gathering momentum, with a string of strong results recorded across the city on Saturday.

Hayman Partners’ Alex Addison and Anthony McCormack had a strong result with the $1.289 million auction sale of the three-bedroom house at 13 Raoul Place, Lyons.

With an opening bid of $900,000, six registered bidders drove the price past the reserve. The successful buyers were a young family looking to upsize from an apartment.

Tucked away in a quiet cul-de-sac and set on a generous 988-square-metre site, the beautifully presented house is bathed in natural light. It offers a well-proportioned floor plan with formal living and dining spaces, an expansive study, private parents’ retreat, two bathrooms and a double garage and carport.

An investor snapped up the three-bedder at 6 Morey Place, Wanniassa, for $911,000.

In Wanniassa, The Property Collective’s Jeremy Grobben sold the stylish three-bedroom residence at 6 Morey Place under the hammer for $911,000. Grobben said the property attracted seven registered bidders, with three actively competing before it was ultimately secured by a private investor who outbid another buyer looking to purchase the asset for their son to live in.

“This was the busiest campaign I’ve run in five years, with 156 enquiries, 97 inspections and 3400 views, so we knew it was going to sell,” he said.

Situated in a family-friendly pocket on an 870-square-metre block, the charming home has been fully renovated and features sweeping mountain views, a versatile studio with bathroom and kitchenette and a double garage.

Also on Saturday, Chris Wilson of Cream Residential said the charming four-bedroom residence at 43 Frome Street, Griffith, was passed in on a vendor bid of $1.8 million.

“We had three registered bidders … with offers reaching $1.75 million before the vendor bid, and we are now negotiating,” he said.

Located in one of Canberra’s most sought-after suburbs and within walking distance of the Griffith shops and leading schools, the neatly maintained property includes a functional kitchen with meals area, spacious living, a separate fourth bedroom with an en suite at the rear of the house and a garage.

Weekday auctions produced mixed results with The Property Collective’s Lauren Laing selling the four-bedroom townhouse at 38/85 Crozier Circuit on Wednesday for $1.082 million while Belle Property passed in the five-bedroom house at 31 Schomburgk Street, Yarralumla.

Canberra continues to achieve strong clearance rates in the usually quiet late winter season, with a solid 73 per cent recorded last weekend. Of the 56 properties scheduled to go to auction, 48 results were reported, with only one withdrawn and 35 sold.
