Canberra auctions: Spring season ends with mixed results

The capital’s final spring weekend saw a more measured property market as buyers and sellers wrapped up the season, yet there were some strong results.

On Saturday, Mark McCann from McCann properties sold the six-bedroom house at 37 Cuthbert Circuit, Wanniassa, at auction for $1.005 million.

Tucked away in a quiet loop street, the multigenerational property has been owned by the same family for 45 years. The double-storey house consists of formal and casual living and dining zones, five bedrooms, including two with en suite bathrooms, a self-contained apartment with a further bedroom, kitchen, living-dining and bathroom, plus a double garage and carport.

The beautifully transformed house at 12 Priddle Street, Monash, drew five registered bidders before selling for $1.36 million.

Momentum Property’s Anthony McCormack had a solid result with the $1.36 million sale of the beautifully transformed four-bedroom residence at 12 Priddle Street, Monash.

McCormack said there had been strong interest in the property, which attracted five registered buyers on the Saturday.

Set on an expansive 1155-square-metre site with a sparkling in-ground pool, the striking multilevel house offers tastefully presented accommodation, including an open-plan family, living and dining area, three bathrooms, a rumpus room, plus a self-contained area with a kitchenette and en suite.

McCormack noted that the market had become a little patchy, noting that well-presented properties in prized locations continue to attract strong interest and prices, while those without those features are under pressure.

He also sold the five-bedroom residence at 9 Morrell Place, Rivett, under the hammer for $1.3 million, after attracting two registered buyers.

Set on a 1326-square-metre site, the newly updated house provides stylish and spacious accommodation and features marble benchtops, hybrid flooring, and a self-contained lower-floor rumpus room and bedroom.

Elsewhere on Saturday, Irwin Property’s Jonathan Irwin passed in the spacious four-bedroom house at 6 Lynch Street in Hughes.

Set on a generous 716-square-metre block backing onto Garran and Hughes woodlands, the well-maintained property features three north-east facing living areas, an updated kitchen, two bathrooms and a separate garage/studio.

The property had a price guide of over $1.1 million.

Hive Property’s Katrice Velnaar passed in the stylishly presented three-bedroom house at 28 Chuculba Crescent, Giralang, with the asking price yet to be set.

Situated back from the street on a substantial 896-square-metre site, the charming house features a well-proportioned floor plan and a covered deck.

Strong results were recorded for mid-week auctions with Town Residential’s Kostya Logvinov selling the stylish three-bedder at 28 Ayers-Fowler Street, Nicholls, for $1.275 million. Meanwhile, The Agency’s Michael Hugg sold the four-bedroom house at 231 Phillip Avenue, Hackett, for $1.555 million. The property had been advertised earlier at $1.495 million.

Clearance rates remain stable with last weekend recording 63 per cent, up from 49 per cent this time last year. Of the 137 auctions scheduled, 120 were reported: 75 were sold, 30 were passed in, and 13 were withdrawn.
