Canberra warms up for spring surge

It isn’t just folklore, folks. Spring’s dominance in the property calendar is backed by a decade of data that reveals remarkably predictable patterns, according to a new Domain report.

The Domain Spring Awakening report found that over the past 10 years, the number of homes for sale across the country has risen every year between winter and spring, averaging a 5.9 per cent increase.

The research, which looks at sales volumes and auction clearance rates, also shows Canberra has become one of Australia’s standout cities for growth and is poised to enter spring with a sharp seasonal uplift. 

The capital leads the nation with the highest increase in auction volumes – up a massive 52.8 per cent from winter. 

Sales volumes also surged by 12.8 per cent, while a three per cent climb in the median house price places Canberra alongside Brisbane and Hobart as a top performer for spring price growth.

This momentum is supported by a significant 9.3 per cent annual increase in new listings, well above the national average and a staggering 45 per cent higher than Canberra’s five-year average. 

The backdrop of three interest rate cuts in 2025 has further fuelled buyer confidence, and Canberra’s robust clearance rates signal a market that’s not only active but competitive. 

National transactions are, on average, 8.4 per cent higher in spring than winter, making it the busiest season for sales despite autumn carrying a marginally higher total of listings.

According to the report, if the traditional influx of listings meets reinvigorated demand, this spring selling season could mark a decisive turning point for market momentum heading into the new year.
