There’s a certain feeling I experience when crawling uphill to a house, whether it belongs to a friend or stranger.

It’s the anticipation not only of what I’ll see uphill, but what I’ll see from uphill.

If you love a good view, 12 Mokare Street will not disappoint: the property sits on one of the highest residential blocks in Canberra.

You can see as far as the distant Brindabellas from the home’s front lounge room and master bedroom, situated either side of a large entry.

The latter is quite spacious and includes a walk in wardrobe with plenty of shelving and hanging space and an en suite with a glassless stone shower.

The marble-y stone also features on the kitchen’s large island bench and breakfast bar, which includes storage, a dishwasher and enough room to sit four people.

There’s a literal sparkle about the open-plan kitchen, dining and lounge area, as well as the main bathroom and laundry.

Dark and light stone benchtops and tiling throughout these spaces glisten with specks of glittery material.

The kitchen’s silvery splashback is a particular standout, made of Italian mosaic tiles.

Stainless steel appliances and a large, walk-in pantry with attic access are among the other inclusions.

The outdoor kitchen is genuinely a room in itself, with access to the backyard. It includes a built-in barbecue, a ceiling fan and a sauna in the corner of the room. Two sliding doors and windows allow the area to be opened up and aired out.

There’s a tropical feel to the low-maintenance backyard, from the choice of plants to the mosaic tiling next to the swim spa.

The yard is lined with fake grass and raised garden beds and backs onto a nature reserve, while a raised wooden deck in the corner offers another glimpse of the horizon.

A cosy theatre room and a garage large enough to fit four cars, plus a gym area, small bathroom and cellar are among the home’s features.

Room for improvement: Some people might prefer the addition of a hand rail along the stairs leading to the garage.

Need to know: Highest recorded sale in Ngunnawal in the past 12 months was $1.11 million for 5 Margany Close in February. Recent sales: $1.05 million for 4 Newbu Place in October; $860,000 for 5 Mokare Street in December, and $638,000 for 1 Yerradhang Street in March.

Surrounding area: Ngunnawal is in the heart of the Gungahlin region close to Yerrabi Pond and Gungahlin Lakes Golf and Community Club. The suburb is home to its own local shopping precinct, Ngunnawal Primary School and pockets of green space, including Hill Reserve. The Gungahlin Town Centre is within walking distance or a short drive.
