A taste of country on CBD doorstep: The Plot village at Pialligo on the market

Pialligo is a little taste of the country, yet it’s only 10 minutes from the CBD. That un-Canberra feel and accessibility is a large part of its appeal.

One of its stars is The Plot on Beltana Road that is almost a one-stop shop all by itself. Businesses within the 8383-square-metre site include Pialligo Estate Farm Shop and Cafe, The Possum Patch, Wren & Rabbit Interiors/Pink Flamingo Interiors, Bisonhome and the Pialligo Markets Grocer.

The Plot is now being offered for sale with a 10 + 5 + 5-year licence from the head lessee Pialligo Fresh Operations.

Mark Thompson, of LJ Hooker Commercial, says the $6.25 million asking price is likely to draw interest from either a high net worth individual or a private syndicate.

“We’re expecting strong interest as this is a unique offering – The Plot is a destination within a destination,” he says.

“That will appeal to an investor when coupled with a very strong lease and a high yield of around sever per cent net per annum.”

That amounts to net rent of around $430,000 plus GST.

Thompson says negotiations are underway with an additional retailer with a gift, craft and floristry focus.

“It is the head lessee’s intention to also further expand the Plot’s appeal with a nursery business,” he says.
