Another week, another record: New suburb highs set in Chapman, Bonython and Hackett

New sales records have been set in the suburbs of Chapman, Bonython and Hackett after properties sold to local Canberra families who had been on the hunt for many months.

The residential sales benchmark now sits at $3.1 million in Chapman, $1.175 million in Bonython and $2.001 million in Hackett.

The four-bedroom property at 20 Chauvel Circle, Chapman, sold prior to auction, becoming the first $3 million sale in the suburb. 

Selling agent Jonny Warren of Jonny Warren Properties said he had been confident the residence would set a new benchmark for the suburb considering the interest it received.

“Within two days of listing the home on the market, I had more than 300 inquiries,” he said. “One party made an offer of $2.9 million but the eventual buyer offered $3.1 million which pushed other buyers out.

“The feedback we received was that the home was worth upwards of $2.5 million so I knew it had the potential of breaking the record but we just didn’t know how much it would surpass it by.”

Government records show Chapman’s previous residential sales benchmark was set by the house a few doors down at 28 Chauvel Circle, which sold for $2.6 million in 2016. The latest sale surpassed that by $500,000.

Mr Warren said he believed there were a number of homes in the suburb that were worth $3 million and hopes this sale “might spur people on who were thinking of selling but held off”.

Elsewhere, the four-bedroom residence at 6 Andrea Place, Bonython, set a new record for the suburb after it sold under the virtual hammer last Saturday for $1.175 million.

Selling agent Lauren Laing of The Property Collective said the two-and-a-half week auction campaign garnered more than 100 inquiries, and more than 30 people were able to inspect the property.

“On the day of the auction we had 13 registered bidders and six of them who participated in the auction,” she said.

The property was renovated and the gardens well-tended under the seller’s ownership, which was the drawcard for the eventual buyers.

“Bonython is a very tightly-held suburb and if you look at the demographic of home owners here, they’re quite elderly so you can imagine how looked after the properties are, such as this one,” Ms Laing said.

“It was a home full of character and something that ticked all the boxes for the new home owners who’ll make this their forever home.”

Bonython’s previous suburb record was set by the house at 4 Pavy Street in 2020 when it sold for $1.12 million. The latest sale surpassed it by $55,000.

Meanwhile, the four-bedroom house at 28 Bragg Street, Hackett, also sold under the virtual hammer last Saturday, surpassing the previous Hackett record by just $1000.

The suburb’s previous benchmark was only set in July this year by the residence at 8 Taylor Place, when it sold for $2 million.

“It’s a record nonetheless,” said selling agent Jenny Michael of Home.byholly.

The auction brought in 12 registered bidders with a handful of them participating.

“It all came down to two people in the end and $1000 bids which was all it took to secure the home,” Ms Michael said.

“The family who bought it have been looking for a home for a while and when they first inspected this one, they instantly fell in love with it.

“Taking buyers through a home made such a difference and really secured the sale.”

In the last week, records also tumbled in Garran, Fraser, Watson and Banks. The latest three suburb records take Canberra’s overall number of suburb records broken this year to 81.
