It’s commonly accepted that you can never own a view – but you can definitely get a long lease on one in the right location.
Alex Wang of Archer Canberra, who lists a Ngunnawal property, says the property offers an elevated location and great views that are unlikely to ever be built out.
“It’s sited to take advantage of great vistas and has a further connection to nature through private access to the Big Mountain nature reserve,” he says.
“It also offers great views through many windows and via the entertaining terrace and balcony – it’s a residence with real wow factor, according to potential homebuyers.”
Wang says homes with strong points of difference and remarkable views can sell at a premium.
“If you looked at, say, two identical homes in Kingston, one of those on the foreshore, a buyer could spend another $100,000, maybe even $200,000, for the one with strong water views,” he says.
Samantha Linsdell of Belle Property Canberra says many properties with unrivalled views sit in elevated locations.
“Quite often, the land value is already there as they often sit on bigger blocks, too,” she says.
“The extent and the appeal of the views can then add further value in terms of a premium.”
Linsdell says Canberra is fortunate as it offers great vistas from many locations.
“Views strengthen a connection with nature and add to a feeling of tranquillity wherever you live,” she says.
This executive home, which sits on one of Ngunnawal’s highest points, has commanding views that stretch from Gungahlin Town Centre to the Lake George escarpment.
The 841-square-metre block is also next to the Big Mountain nature reserve and enjoys the privacy of a peaceful cul-de-sac.
The floor plan of the house is as huge as the views, with more than 500 square metres of living and outdoor space. This luxurious residence unfolds over three impressive levels with four living areas.
On the first floor is a spacious, casual meals area off the kitchen. French doors provide access to split-level dining and living.
The open-plan kitchen is huge and highlighted by black granite benchtops and a breakfast bar. There’s a plumbed-in fridge, integrated water filter, 900-millimetre oven, gas cooktop, Bosch dishwasher and a generous walk-in pantry.
There’s also a dedicated office and two bedrooms serviced by a large family bathroom.
The upper floor offers two further bedrooms, a bathroom and a main suite with both built-in and walk-through wardrobes and an en suite.
The ground floor is highlighted by a huge games room with another ensuite and a wine cellar that holds more than 600 bottles.
Outside, an entertainment terrace seemingly floats above the landscape, with more space offered by a north-facing deck with an outdoor kitchen. There’s also a further covered courtyard with an annexe that seats 10.
A double garage parks the cars and there’s further off-street parking.
