When a builder and developer renowned for their luxury builds in the Inner North and South handpicks a site in Googong, you instantly get a sense it must be something special.
This is certainly the case for BuildCo’s new development Embrace.
“Googong is well laid out with beautiful streetscapes, wide roads and interesting architectural builds,” says agent Andrew Early of PRD Canberra.
“It’s not your cookie-cutter newly developed area. When you drive through the streets, you get a real sense of quality and diversity.”
According to Early, the site for Embrace was chosen because of its proximity to a main water feature currently under construction.
“It’s going to be an enormous community lake with plenty of walking trails and recreational areas. And just across from this will be the new Manuka-sized Googong shops, which is set to include a major supermarket chain,” he says.

“A lot of thought went into the design, with BuildCo working hand-in-hand with the architects for over six months to ensure that every detail was 100 per cent right,” Early says.

“Homes feature generous main bedrooms and living areas, with particular thought put into zoned spaces, specifically designed for different types of buyers,” says Early.
“For example, some layouts house the main bedroom on the ground floor with guest accommodation upstairs, which is particularly suited to downsizers. Others feature a dedicated study area separate from the living area for students or home offices.”
The kitchens are the meeting place of the home and are just as large as those found in full-sized houses. There’s enough space for an oversized fridge, large pantry and breakfast bar. They will come equipped with quality Westinghouse appliances.
Other internal features include timber flooring in the living areas, floor-to-ceiling double windows, ducted heated and cooling as a standard inclusion and a ceiling height of almost three metres.
Externally, there are four separate, yet equally as exquisite, facades for the four streets the development resides on. Think feature brick, heavyweight metal cladding and rendered feature walls.
“Security was also a major thought. It’s a fully gated community, which means only residents and their visitors can gain access to the development – a first of its kind for Googong – and each home comes with an enclosed garage,” says Early.
While the development does not feature any extra amenity, the Googong community has it in abundance. There are first-class playgrounds and dog parks, adventurous walking trails past beautiful Googong dam, and the Club Googong leisure centre is the place to go for a swim, workout or catch-up with friends.
