New townhouse development announced for Taylor big on affordability and space

For Taylor’s newest development SHINE, the brief was simple – a collection of townhomes that maximised living space, while being affordable for the average Canberran.

“This combination is something we don’t usually see,” says agent Matt Shipard of HIVE Property.

“Generally, the bigger the townhouse, the more unaffordable they become. But that wasn’t an option when we came together to create the concept for SHINE.”

With SHINE’s combination of 25 three and four-bedroom homes, buyers can expect to find living space ranging from 150 to 168 square metres of living space.

Inclusive in this is a study in each unit, two bathrooms, entertaining spaces, bedrooms of proportions that are more synonymous with a house than a townhouse and a lot more storage than you’d expect.

And 22 of the homes have a strong northerly orientation, perfectly captured by floor-to-ceiling double-glazed windows and copious amounts of natural light.

With summer on the brain, potential buyers will also be glad to know that each home comes with both a balcony and courtyard. That’s enough room for a dining table, perhaps an egg chair or outdoor lounge chair (or two), and an easy-care garden.

“The general feedback we’ve had across Canberra is that developers usually try and maximise the property’s yield, and compromise on space to be able to do this,” says Shipard.

“At SHINE, we’ve significantly reduced the maximum number of homes from around 40 to 25 to ensure we give each townhouse plenty of space.”

Shipard also says developers don’t necessarily take into account the end buyer when designing their homes.

“For us, before we even put a plan together, we sat down and worked out who it was that would be interested in SHINE. Ultimately, we’re targeting the owner-occupiers, especially young families and young couples and professionals and downsizers,” Shipard says.

With space and functionality at the forefront of the design, downsizers won’t feel like they’re having to compromise by transitioning into a townhome. First-home buyers will feel like the unit is comparable to their family home, and young families have plenty of room to grow.

“The government has done a brilliant job at developing the parks and green spaces out at Taylor. So many Gungahlin residents already head out to use them,” says Shipard.

“With easy access to all these areas, you won’t feel like you’re missing out on a backyard, yet you’re saving an extra $150,000 on your home, and that’s still not including the long-term household expenses you’ll save too.”

As well as the vast parkland, SHINE is also around a four-minute drive up Horse Park Drive to Coles at Amaroo, and around three blocks away from Taylor’s new school.

Construction is due for completion in 2021.
