Spring is definitely in the air and it’s that time of year when sellers and buyers traditionally crank into top gear.
Ben Pryde of Raine & Horne Mollymook/Milton says it’s time for sellers to cast a critical eye over their properties.
“Front gardens provide a buyer with the first indicator as to how a home has been looked after. Make sure lawns are mowed and edged and trees and bushes and other foliage are pruned.”
Pryde says external building elements like gutters and paintwork should also be well maintained and he has further advice for the interior.
“Homes should be well-ventilated, but the inside temperature should be comfortable for inspections,” he says.
“And sellers should declutter and be mindful of spaces that might present as overly personalised.”
David Stokes of Blackshaw Manuka says spring is an opportunity to inject positive energy into a home.
“It’s about creating a welcoming ambience that induces potential buyers to linger – you want them to feel very comfortable,” he says.
“Perhaps introduce vases of fresh blooms to suggest the outdoor connection. A simple tip that people often overlook – clean your windows to provide the clearest view of the outdoor space.”
Stokes says homes can be given a further lift through an injection of new seasons colours into soft furnishings like throws, cushions, rugs, and bedroom and bathroom linen.
“And bring in a stylist if you want more ideas or a second opinion on your presentation,” he says.
Who wouldn’t want to live somewhere with a name as charming as Dolphin Point?
The answer is somewhat self-evident, and if a South Coast lifestyle is your calling, then this is the home for you.
It’s a showstopper with strong lines in a stone and charcoal exterior and a scene-stealing glass front door.
The theatre continues inside with big Italian stone-style porcelain tiles, arches and floor-to-ceiling sheers setting the stage.
They are contrasted by European oak floors in a black japan finish through the wide-open living area with Velux skylights drawing in streams of natural sunlight. Other highlights include soaring raked ceilings and an Escea gas fireplace.
The kitchen was always going to impress with a Monte Bianco stone island bench, twin pyrolytic ovens, integrated dishwasher drawers, induction cooktop, butler’s pantry and an adjacent bar with an integrated fridge drawer.
Extended living options continue with bifold doors that lead onto a stunning al fresco area with underfloor heating for year-round entertaining around a resort-style saltwater pool finished in a Mosaic Bali Stone.
A separate wing on the lower level offers three robed bedrooms and a luxe main bathroom. There’s a second living area and a separate study.
An American oak stairwell leads up to the indulgent main bedroom suite with dressing room, en suite – including circular soaking tub – and underfloor heating.
There’s a double remote-controlled garage with epoxy floor, electric car charger and internal access.
