Summer is traditionally a peak home-selling season; presentation is everything if you want to stand out from the competition.
Josh Morrissey of HIVE Property says simple, affordable fixes can make all the difference.
“It’s about presenting the home that makes it easy for a buyer to imagine living there, and removing the perception there’s work to be done,” he says.
“That means preparing it to appeal to the broadest possible market and attending to those maintenance tasks and easy cosmetic upgrades.”
Morrissey recommends decluttering – to make spaces seem as big as possible – and presenting a neutral palette.
“Gardens should also be neat and exterior paintwork refreshed,” he says. “Inside, carpets and curtains and windows cleaned, floorboards polished.
“Kitchens and bathrooms can be given an easy upgrade with paint and detail like new handles and tapware.”
Tara Davaris of Jonny Warren Properties advises vendors to put themselves in a buyer’s mindset.
“Walk through your property from front to back and note the quick fixes you can make,” she says.
“You want to make a great first impression and you want that to last even after the buyer leaves.”
Davaris says it’s the attention to detail that makes all the difference.
“You’ll probably end up with a long list – just work your way through it,” she says.
“Windows and shower screens should be sparkling, grout cleaned, dust gone, gardens tidied – every bit of detail counts.”
