A grand country estate on the banks of the Murray River is selling for the first time in 25 years.

The house sits on the edge of a rugged sandstone cliff.

About 40 metres below, the brown river snakes its way through hot paddocks and groves of gums.

The clifftop property has been home to Ann and Grant Hall for over two decades.

“We love watching the moon come up over the river – the view here is just superb all the time,” Ann shared in a statement.

“It’s been a wonderful family place.”

Over the years, the couple have put their stamp on the 1970s house.

They added a sunroom, extended the dining room and patio, built an ensuite and installed several large bay windows.

Now in their 80s, the Halls are preparing to sell the house and move to a retirement village in Adelaide.

Greg Cram and Patrick Larkin from Ray White Riverland have been tasked with selling the property.

“I’ve been doing real estate for 24 years, and it’s probably one of the rare opportunities we have to sell a property that’s on such a pedestal,” Cram told Domain

“Every morning from sunrise to sunset, you just get the most glorious views.”

So far, there has been a range of interest from local South Australian buyers.

While some are keen to use the property as a weekender, many are thinking of making a permanent move.

“Last weekend at the open, we had people relocating up from Adelaide that already have a weekender in Waikerie,” he said.

“They were always in the boat down the river, always looked up at this property, and they couldn’t believe that it had come on the market.

“Now they’re seriously thinking about relocating full time.”

The agent also expects interstate buyers to check out the property over the coming weeks – if just for the price alone.

With a guide of $1.1 million to $1.2 million, the three-acre estate costs the same as a one-bedroom apartment in inner Sydney.

The owners are prepared to sell the property prior to the auction on 8 October.

“The vendors are very, very serious, so they will look at any reasonable offer,” Cram said.
