Just three commercial units remain for sale in a new development planned for Braddon that promises a distinctly New York accent.
This is a rare investor opportunity to buy into a desirable Lonsdale Street location that’s on the CBD’s doorstep.
The Branx is a proposed development at 16 Lonsdale Street that will deliver a little piece of New York’s Bronx right here in Canberra.
The mixed use development will comprise 59 residential units and seven commercial spaces and it will rise up on the space currently occupied by the popular food truck installation, “The Hamlet”.
Selling agent, Chris Antos of Laing + Simmons Commercial, said design would take inspiration from New York’s brownstone terraces that provide basements with full light and step-ups to the ground floor with further accommodation above.
“The commercial units draw on the design of those famous terrace homes with each unit having its own stairway entrance, as well as disabled access via the rear tenancy door,” Mr Antos said.
“These features will give the Branx development a distinctive style that will complement the great vibe Braddon has developed with its balanced mix of units and commercial spaces.”
There are common toilets servicing all commercial units that meet liquor license requirements.
“We think the commercial spaces will appeal to businesses who seek to service the younger demographic that is now populating Braddon,” Mr Antos said.
“The spaces are set up to encourage fit outs for bars, restaurants or unique retail options.
“We’re confident these units will sell fairly quickly as astute investors recognise they may well be the last opportunity – in the foreseeable future – to become part of Braddon’s development as one of Canberra’s coolest inner city locations, with a live-in pool of customers.”
The largest commercial space left for sale is 236 square metres and priced at $2,124,090. A 125-square-metre unit costs $1.08 million while the smallest at 90.5 square metres is priced at $805,000.
The Branx is expected to begin construction toward the middle of 2017. Residential unit sales will be the next milestone for the development.
