Altitude 1260 in Snowy Mountains suited to lodge or retreat

If you’re heading to the slopes this season, it could be a good chance to explore a unique commercial opportunity.

Altitude 1260, a picturesque retreat in the heart of the Snowy Mountains, is on the market. It offers a classic lodge ambience halfway between Jindabyne and the ski tube terminal at Bullocks Flat.

Capturing sweeping views over Lake Jindabyne, the Crackenback​ Valley and Mount Perisher, it provides an idyllic escape during summer and winter. It is set on 103.4 hectares at the top of Ramshead Range at an elevation of 1260 metres.

The property features 12 en suite guest rooms with lodging for up to 48 people. Since opening in 1986 it has operated primarily as a ski lodge for its shareholders and members.

Kosciusko First National Real Estate Principal Gordon Jenkinson said the lodge would be ideal for weddings, small conferences, school groups or private bookings.

He said it would also be the ideal setting for a fitness or lifestyle lodge, such as a yoga retreat.

There are two connected buildings, one comprising the wing of 12 bedrooms and the other the communal areas.

A heated outdoor swimming pool and a large deck offer scenic entertaining options for the warmer months.

Surrounded by natural bushland, the property is home to wildlife including wombats, kangaroos, emus, kookaburras and wedge-tailed eagles.

An open-plan, split-level lounge forms the centrepiece of the property and includes a large stone fireplace. There are two dining rooms, a licensed bar, a commercial kitchen and a games room.

The lodge sits on an elevated  part of the property with 1.1-kilometre frontage to the Alpine Way and it is about 25 kilometres to Thredbo Village.

The replacement cost of the built infrastructure is estimated at more than $3 million, not including the land value.
