A unique combination of a large commercial space and a six-bedroom townhouse in a prime Gungahlin waterfront location is expected to attract fierce investor interest when it goes to auction next Saturday.
51 Strayleaf Crescent dominates an important corner block location and faces onto recreational areas on the banks of Yerrabi Pond.
Armin Kashan, of Century 21 Capital, says the buildings on a 589 square metre block, are an unrivalled investment opportunity in a prime location.
“It’s rare that something like this comes up – we have had a lot of interest and believe there will be a high turnout of investors on auction day.”
The townhouse comprises an open plan, two-storey, six-bedroom residence that can be configured as two three-bedroom apartments, each with separate access.
A refurbishment of the townhouse is underway with a new kitchen and flooring throughout being installed this week.
Kashan says the current tenant of the commercial space, who runs a restaurant from it, rents the townhouse to his employees.
The two-storey building comprises a seating area, commercial kitchen, an upstairs function room and an alfresco dining option with water views.
It is understood the current tenant would like to continue, but Kashan says the space could also suit a variety of business including a dance school or gym.
“The restaurant is a popular drawcard for locals and the banks of the pond see continual traffic with people walking, riding and jogging by,” Kashan says.
“Gungahlin is growing every day – it is amazing to see the difference from 10 years ago to now.
“That’s one of the reasons why there won’t be any shortage of investor interest,” he says.
Kashan believes the hammer will fall at $1.2 million-plus. “For sure.”
There is a wide selection of office and retail spaces on the commercial market in Gungahlin.
An expression of interest is being sought on 100 Swain Street which comprises 5500 square metres of office space in the Gungahlin Business Park.
Nick Cotis, at Raine & Horne Commercial Canberra, says an early mover would be able to inject their needs and ideas into the building’s final design.
“The plan at this stage is for a building with a central atrium with interconnected stairwells and undercroft car parking,” he says.
“But with interest from a major tenancy, the owners will sit down and ensure their needs are considered in the final design and fitout.”
