A boutique residential development in Tuggeranong and a nine-storey complex on Northbourne Avenue in Turner are among the recent development applications that have been lodged with the ACT Planning and Land Authority.

A 62-unit development called Essence is on the cards for Tuggeranong’s new Southquay precinct.

Designed by Architects Ring and Associates and developed by Coda Property Group, director Kieran Fordham said the $12.9 million development will be a small-scale residential complex compared to its neighbours.

“With Essence we really wanted to create something different,” Mr Fordham said.

“This meant taking a close look at the area, the culture and the people living there.

“We found demand for the more intimate, sophisticated housing and nothing on offer that was meeting the need. Understanding this really helped to define what Essence would be.”

The units will be be spread between two buildings spanning five and seven storeys on the corner of Anketell Street and Cynthea Teague Crescent.

Mr Fordham said 90 per cent of the units would be north-facing and capture views across the lake and parkland. A waterside restaurant will be positioned on the ground floor.

Downsizers from the wider Tuggeranong region have been the target market for the development and one, two and three-bedroom apartments are available.

A new development in Turner will bring an extra 209 dwellings to the Northbourne Avenue corridor if the DA is approved by ACTPLA.

The nine-storey residential development will replace the four-storey office building Construction House at 217 Northbourne Avenue.

According to the DA, the development is arranged in two main building elements fronting Northbourne Avenue and Forbes Street, creating a central garden space.

It will comprise a mix of one, two and three-bedroom apartments and include two levels of basement parking.

A communal rooftop garden and a small residents’ gymnasium are also outlined in the development application.

The development was designed by Stewart Architecture and will be developed by the Art Group.

The complex is one of a string of new developments set to rejuvenate Canberra’s main thoroughfare.

The Art Group also purchased a 30,000 square-metre site on Northbourne Avenue in Dickson last week with plans for a 697-dwelling mixed-use precinct with a hotel and eateries.

Other projects slated for Northbourne Avenue include a 350-unit complex and hotel on the corner of Elouera Street.
