Five-star success: The evolution of Belle Property into a Canberra real estate leader

Since its Canberra launch in 2016, Belle Property has solidified its standing as a leader in real estate.

Guided by principals Richard Davies, Louise Harget and Dan McAlpine, the business has rapidly evolved from a new venture into one of the region’s most awarded brands, with four offices and a team of more than 50 now serving clients across the capital into Queanbeyan, and across the Snowy Mountains region.

Like many agencies, Belle Property Canberra has had to navigate moments when market conditions shifted quickly, from interest rate spikes to pandemic-era buyer behaviour. The team credits its resilience to a strong internal culture and a relentless focus on the client experience. By embracing clear communication, data-led forecasting, and a strategic move from reactive to proactive marketing, the business has met these challenges head-on. 

Davies says this agile approach ensures they are always prepared for what lies ahead. He spoke to Allhomes about building a strong team, market predictions, and buying and selling in the spring selling season. 

 

What is the current state of play for Canberra’s property market?

Canberra is a market of microclimates; what happens in Griffith doesn’t necessarily reflect what’s happening in Gungahlin. The mix of owner-occupiers, long-term public sector tenants, and investors gives it a rhythm all of its own.

It’s also one of the most data-literate and transparent markets in the country, which means buyers and sellers are extremely well informed. As spring [progresses], we’re seeing signs of a measured recovery. Buyer sentiment is shifting from hesitation to confidence, listing volumes are rising, and rental markets are showing signs of stabilisation. The next phase of growth will be led by well-priced, well-presented properties, especially in lifestyle-oriented suburbs. We also [foresee] a stronger investor return into the ACT market later this year as yields stabilise and regulation becomes clearer.

What’s your best advice for buyers and sellers?

For sellers: don’t rush because preparation trumps timing. The two weeks before your property hits the market are just as important as the four weeks it’s live before the auction.

For buyers: price isn’t everything. A good agent will help you navigate not just the purchase, but the strategy. Continue asking questions and work with people who know the area deeply.

What’s something most people don’t realise is part of an agent’s job?

Most people think it’s all about negotiation, but the truth is: the magic is in the preparation. Setting the right expectations, staging, timing, pricing, presentation and buyer qualifications all help to make a deal go smoothly. 

What qualities or experiences do you look for when building your team?

We look for people with our shared values, who are resilient, collaborative, self-aware and wired to serve. Skills can be taught; integrity and alignment cannot. Our top performers come from diverse backgrounds – athletes, creatives or former military personnel – but they all bring consistency, humility and drive. Many of our agents have been individually recognised as suburb specialists and awarded agent of the year titles by RateMyAgent. Our commitment to client outcomes has earned us one of the highest volumes of verified five-star reviews in the region.

How do you measure the success of your brand beyond just sales numbers?

We measure it in client advocacy such as referrals, repeat clients and long-term relationships. We also track agent growth, community involvement and brand consistency across touch points. Success isn’t just about being number one; it’s about being [noticed] for the right reasons.
