Goulburn offers a tempting tree change with affordable big blocks on Carr Street

Goulburn’s ideal location, an hour from Canberra and two from Sydney, has seen it develop as a viable lifestyle option for those searching for an affordable tree change.

Its growing profile as a desirable location means that new land releases like a 9.42 hectare site on Carr Street will be highly sought-after by developers.

The super block has development application and construction approval for 35 lots ranging in size between 2000 square metres and 5686 square metres and will be auctioned in Sydney on August 31.

Agent, Robert McLaurin of Niemeyer Commercial Industrial Property, says the site is one of Goulburn’s last large lot subdivisions.

“It is gently undulating land with road frontage to Carr Street, close to the Hume – and the Big Merino,” he says.

“The range of block sizes ensure an appeal to a wide range of buyers – from those who want a big residential block to those after a rural acreage.”

McLaurin says the opportunity had already attracted significant interest.

“It’s only been listed for a week or so and there’s already been around a dozen enquiries,” he says.

“Goulburn has been developing a strong profile as an emerging market due its location close to Sydney and Canberra.”

McLaurin says a price guide for the site wouldn’t be made available at the vendor’s request.

A comparison, however, can be drawn with Number 99 May Street, a 6.87-hectare site with DA approval for a 29-lot subdivision that sold on May 31 for $1.1 million. Blocks ranged in size between 733 square metres and 1418 square metres with views across Goulburn, the golf course and newly established wetlands and walking trails.

Closer to the Carr Street option is an opportunity for a commercial investor or developer at 169-177 Hume Street – 13,000 square metres of land in an area zoned as a B6 “Enterprise Corridor”.

It is suitable for business, office, retail, commercial and light industrial uses.

Surrounding sites are highly developed, including the iconic tourist attraction of The Big Merino, established food outlets including McDonalds, a service station, a large up-market motel/restaurant/bar complex, a major supermarket distribution warehouse and a massive Bunnings store. More recently an adjacent site has been snapped up for a boutique brewery.
