High-profile Woden investment with diverse tenancy up for grabs

There’s a lot happening around Woden.

The new Canberra Institute of Technology is landscaped and ready to welcome students in the new term. The permanent bus interchange is well into its construction phase and is expected to be finished by the end of the year.

Then, there are apartment complexes under construction with more projects in the pipeline, including the Hellenic Club developments.

All that activity should interest investors in a town centre that has it all.

Among it all is the Woden Centre at 20 Bradley Street. The four-level building offers 1946 square metres of office space, a 2.45-year WALE, and sits on a 732-square-metre site with a triple frontage.

Matthew Winter of Colliers Canberra says the property presents an excellent investment opportunity.

“The building is nearly fully leased with a diversified tenancy profile, including national businesses such as IMB, Aussie Home Loans and Red Cross Australia,” he says.

“With 86 per cent of the office space leased, there is still potential income growth that can be harnessed, as well as value-enhancing strategies to explore.”

The CZ1-zoned building was refurbished about seven to eight years ago.

“There have been limited opportunities to secure a prime commercial asset in the ACT this year,” Winter says. “[The site] offers a long-term value-add upside within a key employment hub.”

The expressions of interest campaign, which closes on July 30, is asking for offers over $7.5 million.
