Large families often need a large home. Other families seek space but don’t necessarily need a mansion.

This renovated four-bedroom house in Gleneagles in Kambah’s western pocket is the perfect example of the latter: a spacious house with a spacious backyard that’s cleverly designed but not too empty.

The property’s lovely, light-filled entry leads into the formal living area.

Like the rest of the house, the room is characterised by timber floors, white plantation shutters and large, light-filling windows revealing splashes of green outside.

It opens onto a central kitchen that is modern but classic with neutral decor, stone benchtops and stainless steel appliances.

The kitchen overlooks a sitting area and meals area. An angled window lets in extra light above the area’s central, sliding glass doors, seamlessly connecting inside and out.

Outside, a covered patio offers plenty of space for barbecues and furniture and is surrounded by lush, landscaped garden.

A second, informal living area at the rear of the property opens onto a second large patio at the opposite end of the yard.

Two gas fireplaces in the living areas will keep the winter blues at bay and amplify the home’s ambience.

The large master bedroom is segregated towards the front of the house and comes with a large, built-in wardrobe. Its en suite includes a seamless glass shower and a toilet.

Three remaining bedrooms feature mirrored, built-in robes, one of which has been used as a separate study.

They are located near the main bathroom, which features a seamless glass shower, a built-in spa bath, a double vanity unit and a separate toilet.

There are plenty of convenient features throughout, including a double garage with internal access to the entry, ducted gas heating, twin split-system units and gas cooking.

The property is a stone’s throw away from the Murrumbidgee Country Club and boasts views of Cooleman Ridge Nature Reserve.

Room for improvement: The work has been done but prospective buyers might like a different splash of colour on the walls.

Need to know: Highest recorded sale in Kambah (past 12 months) was $972,000 for 98 Ivo Whitton Circuit, in July. Recent sales: $970,000 for 125 Ivo Whitton Circuit, in February; $860,000 for 8 Apperly Close, in April, and $765,000 for 65 Learmonth Drive, in May.

Surrounding region: Kambah is in the north of the Tuggeranong Valley and is surrounded by a string of nature reserves and attractions including Kambah Pool, Cooleman Ridge and Mount Taylor. The suburb is home to Kambah Village, the Murrumbidgee Country Club and a number of sporting grounds. Kambah is just a short drive from the Tuggeranong Town Centre.
