Iris development in Belconnen offers a luxury urban escape at affordable price

Who needs to book a wellness retreat when you could go home to one?

That’s the inspiration behind Iris, a new residential project by Morris Property Group that’s been designed as a space to restore, reset and reconnect.

Set in the heart of Belconnen, Iris offers what many inner-urban developments don’t: room to breathe. The project’s four residential towers have been deliberately spaced around a central, elevated courtyard – a lush, landscaped sanctuary reserved exclusively for residents.

“Wellness is an important consideration for people today, so we wanted to focus on creating a haven against a metropolitan backdrop,” says Travis Welsh from Morris Property Group.

The development’s four boutique buildings, designed by Guida Moseley Brown Architects, each offer a mix of one, two and three-bedroom apartments across nine levels. Floor plans have been designed to suit buyers at different life stages and have a wide range of options. 

For example, the compact two-bedroom, one-bathroom options are ideal for individuals or couples who need an extra room to serve as a study or guest accommodation. Then there are more generous two-bedroom, two-bathroom floor plans with one or two car spaces for couples starting families who seek a similar level of flexibility.

The interiors will have a contemporary feel, using high-quality materials and finishes as standard, such as hybrid timber floors, stone benchtops, and Franke appliances. Welsh says the group took a leaf out of its own book by drawing on the success of their more premium developments throughout Canberra.

“Morris Property Group’s apartments are all of a similar quality,” Welsh says.

It’s this balance of high-quality design at a more accessible price point that makes Iris so compelling. 

“One of the benefits of buying with Morris Property Group in that the quality is the same across all of our apartment buildings,” Welsh says.

But it’s the central landscaped garden and amenities area that brings the vision together. Raised above street level, this space gives residents a private outdoor oasis where they can relax, unwind, and disconnect from the buzz below.

Beyond its visual beauty, the space is also packed with wellness-driven features: a pool with a sun deck and spaces to lounge; a fully equipped gym; dedicated yoga lawns; and multiple zones for quiet reflection or social gatherings, including a barbecue area.

It will only take future residents about a three-minute walk before they’re in the thick of the shops, restaurants and amenities of Westfield Belconnen. The suburb is already well-connected with plenty of bus routes, and easy access to Belconnen Way. 

The development’s location is also close to the University of Canberra, North Canberra Hospital, local schools, daycare centres and GIO Stadium. 

And for those who believe apartment life in the heart of town can’t offer space and a connection to nature, Iris may just prove otherwise.

“At Iris, your home is a haven, and then just outside your front door is a whole lifestyle offering, with beautiful parks, walking and bike paths, as well as dining along Lake Ginninderra,” Welsh says. 

Construction is anticipated to commence mid-2026, with an on-site display suite now open at 53 Benjamin Way, Belconnen.
