Much has been said about the value for money Googong represents when it comes to land, but those after a smaller home without the hassle of a large backyard have also been well catered for at Googong Terraces.
With prices starting at just more than $300,000, Googong project director Malcolm Leslie says the homes have attracted strong interest from a range of demographics.
“We’re attracting a wide variety of buyers,” Leslie says. “It’s a genuine mix of first home buyers, downsizers and investors. The appeal, first and foremost is the location of Googong itself. We have a grand vision for a new township and in the early stages we have been delivering on that vision and people can see that.
“When they come out to Googong, they’re amazed at what we already have out here.”
Leslie says the competitive pricing of house and land packages in Googong can also be found in the terrace homes.
The most affordable home offers one bedroom as well as a study and includes 77 square metres of living.
The largest homes include three bedrooms, an en suite and 130 square metres of living.
“They’re all individual homes so there’s no body corporate,” Leslie says.
“They’re individually architect-designed, so it’s not rows and rows of the same thing. You get your own block of land and you have your own home on it.”
Ariston appliances, stone benchtops and a lock-up garage or carport are included with each home.
“It’s a complete package, you can walk in with nothing else to do,” Leslie says.
About 100 terrace homes have been sold in Googong and 250 are planned for the township’s first neighbourhood.
All homes are next to parkland or within walking distance of parks and the village centre.
“One of the other attractions to Googong is that the NSW government has more first home buyer incentives than the ACT,” Leslie says.
“First home owners get a $10,000 grant and pay no stamp duty.”
