Kingsborough’s location at the south-east end of the Kingston Foreshore gives residents access to the thriving cultural life of the waterfront precinct while, according to developer John Gasson, having “its own identity”.
Gasson says that while the block of land “was sort of seen as the not so good end of the Kingston Foreshore”, the area is in a “secluded little precinct” which, in addition to privacy, offers protection from the cold winds blowing off the water in winter.
A distinct style of development, Kingsborough offers warehouse residences, terraces, apartments and shop houses, with shop-space below and housing above.
Gasson describes the central thoroughfare, “the Junction”, as the development’s “focal point”, sitting between shop houses and warehouses. It has been designed to develop into a village square, with shop houses designed to encourage small businesses to enter the space. The development’s village feel continues with landscaped outdoor spaces, community gardens and outdoor gym equipment.
Gasson says at Kingsborough “really, we cater for everyone”. Housing ranges from the “very affordable” utilitarian warehouse which Gasson says are “an entry level product”; to family-sized terraces which “just aren’t available in the inner south”; shop-houses catering for small business owners and three boutique apartment buildings, with only 10 to 12 luxurious apartments each.
To create variety among the buildings, Gasson and his team have worked with several architects “to try and give each of the buildings an individual flavour”. These included Cox Architects and Nathan Gibson Judd Architecture. Interiors were also designed with variety in mind, with Gasson saying they used various materials rather than just “a different colour-board”.
Stage 1 was released in October and 30 of the 157 homes on offer have been sold. Completion is expected late in 2017 or early 2018 and later stages will be progressively released over the next three months.
