The design of modern houses can vary greatly, with some reminding me of a jumbled Lego stack.

So I always find it refreshing to see a modern house with attention to detail and a sense of timelessness.

No.22 Gourgaud Street is an example of the latter, from its balanced lines to its seamless floorplan.

Timber and stone details inside and out add a dose of character, while splashes of on-trend dark grey break up the sleek neutral palette.

The house has two living areas on the ground floor, including a formal lounge at the front and an open-plan, informal living and dining area at the back.

The kitchen includes lots of bench space and storage, a walk-in pantry, stainless steel appliances and mirrored splashbacks.

It overlooks the lounge and meals area, complete with an ethanol fireplace.

This area flows to the covered outdoor kitchen and patio, with bi-fold windows to the kitchen, a built-in barbecue, bench space and a sink.

The tail-end of the ground floor is raised and houses three of the home’s four bedrooms and the main bathroom.

Each room includes mirrored, built-in wardrobes, while the bathroom includes a built-in spa bath and a seamless glass shower.

Parents will appreciate the first floor, which is practically an adult’s retreat. Stairs lead directly to the balcony, with views across parts of Gungahlin and to Black Mountain.

The master suite’s wrap-around windows ensure you can still capture the view from your bed. The room includes a walk-in wardrobe and leads into an en suite, including an open shower with feature tiles.

A third living room on the same floor could be used as a formal lounge, a rumpus room or a formal study.

Outside, a raised backyard and fence line add privacy. The landscaped yard is low maintenance and includes front gate access.

Room for improvement: New owners might like to add a splash of colour to the house or garden.
