Mort Street in Braddon is on the cusp of a revival that could well match or eclipse its Lonsdale Street neighbour.
The new mixed-use commercial project, Yamaroshi, with its futuristic facade, is set to be completed on the street late next year and will establish a new creative standard.
Laing + Simmons agent Chris Antos says the Nathan Gibson Judd design is set to become an iconic building in the whole of the ACT, not just Braddon.
“There’s nothing like it and it’s going to bring a whole new focus to this dynamic inner-city area,” Antos says.
“Exciting design like this brings more people into the area – residents, tenants and visitors.”
Antos says the commercial and retail spaces in Yamaroshi have been quickly snapped up by investors and only two spaces remain: a 37-square-metre space that is under negotiation with a professional services firm and a larger area that would suit a restaurant.
“That area has got nearly 300 square metres of indoor and outdoor space.
“It’s a great opportunity for a restaurateur with fresh ideas to add to the vibe that’s become synonymous with new Braddon.”
Antos says that Mort and Torrens streets are likely to see more development activity in the coming years as Lonsdale Street reaches saturation.
“The expansion of this cafe and entertainment culture into neighbouring streets will create a bigger precinct that will increase the appeal of this inner-city area,” he says.
Meanwhile, the outer suburb of Greenway is also enjoying the development spotlight as its Quay development moves forward.
There’s an opportunity for an astute investor to literally get in on the corner ground floor with a unit of 248 square metres at 15-17 Limburg Way.
The unit, within the Southquay precinct, also fronts the popular Anketell Street and overlooks beautiful parkland.
