Kingston’s recent evolution has largely revolved around the foreshore. However, a development at Green Square is set to breathe new life into the older part of the suburb.
Atria, a 166-unit complex, will be built on the large carpark site on Eyre Street.
In addition to the residential component, it will include a Supabarn, 1200 square metres of additional retail space and two levels of basement parking.
Independent Property Group director of project marketing Wayne Harriden says Atria’s position in Green Square, as well its on-site amenity, has resonated with the marketplace.
“Inquiry has been really strong and the market is really appreciating the location because it’s right in the heart of old Kingston,” Mr Harriden says.
Mr Harriden says the development’s mix of one and two-bedroom apartments was originally aimed at investors and first-home buyers. However, strong interest from downsizers has seen the offering expand to include three-bedroom homes.
“It’s what the market was asking for, so we’ve adapted and now we have an option for bespoke three-bedroom apartments,” Mr Harriden says.
Designed by Cox Architecture, Atria will blend old Kingston influences with modern elements. An elegant red brick, precast concrete facade will allow the development to sit neatly within the suburb’s existing architecture.
A vast open-air atrium is one of the key features of the development. Apartments will be accessed via boardwalks suspended over lush, landscaped gardens.
There are a range of open-plan designs to choose from. Most apartments have access to the central atrium, which combines with private balconies to create cross-ventilation.
Full-height windows create light-filled living spaces and some of the homes feature uninterrupted views across Kingston and towards Lake Burley Griffin.
The apartments can be customised with a choice of three stylish colour schemes, while modern inclusions such as designer Caroma tapware and Bosch appliances add a striking, modern contrast to the development’s traditional features.
It’s not just Atria residents who will benefit from the new development, Mr Harriden says. The complex will also deliver Kingston’s first full-sized supermarket.
“Adding a really decent supermarket and extra car parking separate from the residential spaces is achieving two separate outcomes,” Mr Harriden says.
“I think it’s really exciting for Kingston.”
One-bedroom apartments (54 to 66 square metres) are priced from $360,000 to $420,000 and two-bedroom apartments (82.8 to 94.8 square metres) range from $567,000 to $630,000). Three-bedroom homes can also be configured.
Construction will start in August with completion slated for April 2018.
