Land in Yarralumla comes with a hefty price tag, but how do you put a number on nearly 11 hectares of it?

Forestry Place is the next evolution of the CSIRO Yarralumla site – bounded by Banks and Bentham Streets and the Royal Canberra Golf Club.
It’s an opportunity for a developer with big vision and ambition to match, according to Alex Smith of Sentia Real Estate.
“It’s a once in a lifetime opportunity to deliver a premium residential and commercial development in one of Canberra’s most affluent suburbs,” he says.
“That’s been given the green light through a recent amendment to the National Capital Plan after significant community consultation and master-plan approval.”
There are plenty of development opportunities – with guardrails to meet heritage considerations.
Forestry Place is zoned for a maximum of 300 residential dwellings, while commercial development is limited to a repurposing and extension of Forestry House to a maximum footprint of 3500 square metres.
A community facility and cafe, bar, and/or restaurant are also permitted. Other heritage buildings can be repurposed for office use.
“The precinct will give the site a new lease of life while preserving its heritage as a forestry school and research centre,” Smith says.
