The sophisticated home at 7 Herbert Crescent in Ainslie might draw attention on the street, but its record-breaking sale for the Inner North suburb went through quietly last month.
According to selling agent Theo Koutsikamanis of Bastion Property Group, the home’s extensive marketing drew in more than 300 groups through open home inspections and two registered bidders at auction.
The brand-new property was passed in at $3.54 million before selling several weeks later to one of the bidding parties for $3.7 million on July 31.
Allhomes data shows the previous residential sales record for Ainslie was set by a property at 25 Corroboree Park, which sold for $2.775 million in November 2021.
“The buyers had looked at quite a few properties nearby but the style of the house, and what it offered, plus the Ainslie community and shopping precinct, were big drawcards,” Koutsikamanis says. “There wasn’t anything else like it on the market for them.”
Situated opposite parkland, the luxurious architect-designed four-bedroom, four-bathroom home offers three living areas, a pool – plus a pool house – on a generous 875-square-metre block.
The interiors include marble finishes, hardwood timber and feature stone cladding, while travertine paving in the resort-style outdoor area and landscaped gardens complete the look.
Koutsikamanis says the seller was satisfied with the purchasing price and successful campaign.
“It’s fair to say we offered the property widespread exposure and exhausted the market,” he says. “There are only so many buyers who are willing to go to this price point without crossing the bridge to the Inner South. At the end of the day, it was exactly what the buyers were looking for in the right location.”
Clearance rates in Canberra have fluctuated in recent weeks, hovering between 50 and 60 per cent.
As the spring property market heats up, Koutsikamanis says it’s important that sellers not underestimate serious buyers from initial open homes who consistently track property sales.
“There are some very educated buyers out there with a lot of market knowledge,” he says.
“It’s worth noting how long that buyer has been looking for a property and what they’ve missed out on. This is where you get more scope from the buyer.”
