A prime Phillip location with huge traffic flow will be anchored by Waves Car Wash and the site owners are looking for a drive-through superstar to maximise the appeal of this new commercial development.
The 3466-square-metre site on the corner of Athllon Drive and Parramatta Street is set to be developed into a specialist precinct that will include a variety of businesses.
Dania Khalil of Ray White Commercial says potential tenants could include the likes of an auto parts business, bulky goods supplier, a pool supplies shop or even a motor vehicle dealership.
“The zoning is very flexible as to the type of businesses that could become tenants,” she says.
“It might be just possible for a service station and a drive-through to co-exist as there’s 1777.5 square metres of the site allocated for either or both of those businesses.”
There will be several tenancies on the building’s podium level on areas of between 500 square metres to 800 square metres.
One of the site’s owners, Waves Car Wash managing director Robert Sacco, says he and his partners believe it is the right time to develop the block that has a three-street frontage, with Rickerby Street to the rear.
“We’re confident this development will set a new standard for the area and it’s going to have a strong appeal to a number of businesses,” he says.
“The aim is to establish a good blend of tenants with related appeal – for instance Waves attracts a lot of vehicle traffic and that could be good for, say, an auto parts business or a tyre business.”
Sacco says Waves Car Wash would bring in an enormous amount of traffic as had been proved in its Gungahlin and Braddon locations and that was a key to site success.
“Getting the tenant mix right beyond that will ensure everybody benefits,” he says.
D Group Commercial will manage the build that is expected to begin early in the new year and be completed in about 12 months.
Director of Ray White Commercial Andrew Smith says the Phillip market is a stable and resilient part of the Canberra commercial property market.
“We have seen the vacancy rate for ground space remain at low levels, with only a few remaining spaces,” he says.
“There is still strong demand from car dealerships along Melrose Drive to expand or take on additional show rooms.”
