Scotty Cam's Sawmill listed for sale for $1.1m

One of the great things about watching The Block is imagining what you would do instead of the contestants. Would you have put in a translucent amber resin statement bath, like Han and Can did? What about the controversial Pilates room that Britt and Taz went for?

If you’ve ever taken a moment on a Sunday night during judging to ponder what you might do with host Scott Cam’s Sawmill, the opportunity now exists for you to have a crack at it for real.

Known as the unofficial “Sixth Block lot”, Lot 106 – a 2649-square-metre parcel of land at 2 Armistice Way, Daylesford – has just been listed for sale for $1.1 million.

If you get in quick, the sale will also include the premium Stratco shed that is currently on-site and used as Scotty’s Sawmill, plus plans to convert that into a contemporary four-bedroom home called Barn House, which have been drawn up by The Block architect Julian Brenchley of Group Architects.

Real estate agent Natalie Fagan, who is selling the property with Ashlee McKee, says it is a very interesting proposal. “Lot 106 has stunning views, so it gives you the same sort of grandeur as what The Block houses have with the land size, the location, the possibilities,” she says.

Breaking from the two-decade-long tradition of The Block, in which contestants usually renovate existing homes, this season has seen them build homes with identical floor plans from scratch in Daylesford’s newest neighbourhood, Middleton Field.

These five luxurious, multimillion-dollar homes are set in a row, with Lot 106 positioned in a private corner at the very end. Adding to the sense of both space and privacy is the fact that this block shares a border with the heritage farmland of Wombat Park.

No. 2 Armistice Way, Daylesford, is right next to Wombat Park.

“Essentially, you’ll have no neighbours to your north. It’s just an open paddock, and it’s stunning,” Fagan says of the vista the buyer will enjoy.

Created by regional developer Hygge Property, Middleton Field is home not only to The Block houses but also to sustainable townhouses by Breathe and a range of contemporary new homes now under construction, all centrally located in the Hepburn region of Victoria.

“This is the last remaining block of that land size within the development. So, it’s your last opportunity to grab a land lot of that size, that close to town, in such a premium location,” says Fagan, noting that land sizes of this volume in such desirable tree-change locations are already quite rare.

Fagan points out that the Middleton Field Design Guidelines provide clear goals around sustainable home design, consistent contemporary character and generous landscaping to complement the wider Daylesford area.

“The idea is that it’s a neighbourhood that will withstand time, because Hygge want builds that will still be there in 50 years, and that they’re actually going to help the town, they’re going to help the neighbourhood, and they’re going to work towards the sustainability ideal that I think a lot of people have, but a lot of developers don’t adhere to,” she says.

The listing includes rendered images of what Brenchley’s Barn House could look like; however, the buyer won’t be bound by that design, as they are free to create their own, bespoke House 6 (with all plans still ultimately subject to council approval).

“What the renders really show is what is possible and that you could have your own outstanding dream home in this stunning location,” she says.
