Sea-change: The best South Coast properties for sale right now

Canberra’s traditional holiday home destination on the NSW south coast is running hot with a dramatic price growth driven by buyers exiting the Sydney market.

Melissa Williams of Ray White Bateman’s Bay says Canberrans are being swept aside by cashed-up Sydneysiders on a sea-change charge.

“They are being surprised by Sydney buyers who are ready to snap up property they see as a bargain compared to what their former homes sold for,” she says.

Williams says homes in the southern beaches, the traditional holiday home destination for Canberrans, is frequently setting record prices.

“Moruya, Broulee and Tuross Head have all seen amazing growth over the past couple of years,” she says.

“There is still some good buying in Surf and Tomakin beaches – but you will really have to look hard and long for anything around the $500,000 mark.”

Carrie Bond of South Coast Prestige Properties at Kiama says coastal properties in her region have also enjoyed strong price growth, also propelled by exits from the Sydney market.

“The south coast has become more attractive for not only lifestyle reasons, but through road infrastructure upgrades,” she says.

“It’s a lot easier and convenient to travel around.”

Bond says popular holiday or sea-change locations include the coastal villages like Kiama, Shoalhaven Heads and Sussex Inlet.

“The market has cooled a little over the winter months, but we expect there to be big push on properties come spring,” she says.

“There’s a wide range of options – from around $500,000 to well into the millions.”

Time for a sea-change

  • Hot spots. Be prepared to pay if Broulee, Mossy Point or Tomakin Beach are on your wish list. These locations tend to be tightly held and demand is putting upward pressure on prices.
  • Stitch in time. Consider engaging someone to look after the gardens and to carry out any handyman work. Timely maintenance will preserve your property’s value and identify small repairs before they become big repairs.
  • Cash flow. Consider your coast home’s potential as a holiday let or an Airbnb. Identify somebody locally-based to look after cleaning, laundry, guest access and other needs. Check relevant local bylaws first.
