'Shovel-ready' childcare site with DA approval hits the market in high-growth Molonglo Valley

Let’s say it one more time: One of the most compelling investment propositions in the commercial market is a childcare centre.

Anyone trying to enrol their child will tell you that competition for places is high. That translates into a single word: demand.

That demand is sustained, and that’s certainly the case in the Molonglo Valley.

Join the dots, and that means there’s likely to be a highly competitive developer interest in a DA-approved 112-place childcare centre site in Wright, close to John Gorton Drive – especially as the development has been pre-leased to a leading national early educator before it’s even been built.

But wait, there’s more: The block of just under 5000 square metres is also DA-approved for the construction of a four-storey medical centre.

Guy Randell of Burgess Rawson Canberra says the latter would be a very welcome addition to the Molonglo Valley.

“It could provide up to 24 tenancies for sale or lease, and they could house a wide variety of medical and allied health specialists,” he says.

“There would be practices and rooms, from about 80 square metres, for GPs, specialists, dental, imaging, physiotherapy and more.”

Randell says the built units would be strata-titled and ideal for investors or owner-occupiers.

“Following a sale, construction of both buildings could begin in the second quarter of next year,” he says.

The listing has a guide of $5.5 million.
