Single-fronted Richmond cottage sells for $1.24 million

The market for single-fronted cottages is very strong in inner-Melbourne, and this auction hammered home the point. Up for sale was a renovated house with three even-sized bedrooms (as opposed to two good bedrooms and a cupboard), which auctioneer Andrew McCann said would appeal to both investors and owner-occupiers. The first bid was for $850,000. In front of about 90 onlookers, six bidders then pushed well beyond $1.02 million, the point when the property went on the market. A knockout bid of $1.5 million from a buyer’s advocate for this three-bedroom Victorian did not shake the confidence of four other buyers in the crowd. The bid was trumped by a $10,000 rise from a woman, which was parried by an offer of $1.52 million from a third bidder, who promptly countered every bid until her willingness fizzled out after a late entrant stepped in at $1.62 million. Auctioneer Simon Gowling declared the property on the market at $1.61 million and it sold to an owner-occupier couple for $60,000 over the reserve. Christina Zhou

Regular auction-goers know that one of the most frustrating outcomes of an auction is when the quoted price range is exceeded, yet the property is still passed in, having not met the mysterious reserve. Two young couples pushed the price of this renovated three-bedroom terrace in Westgarth from an opening bid of $980,000 to a final bid of $1.06 million. However, this figure wasn’t enough for auctioneer Spiros Karagiannidis​ to consider the house sold. A burly bunch of 40 developers gathered in packs for the auction of this weatherboard. Many neighbouring houses have already seen the wrecking ball and this dilapidated weatherboard comes complete with plans and permits for four units. An opening offer of $800,000 was quickly beaten by a bid of $1.1 million. The first bidder was no longer interested, but auctioneer Aaron Leask found another party were keen. Five bids later the house was passed in at $1,165,000, and negotiations are continuing. The reserve is undisclosed. Jayne D’Arcy

Here was a chance to grab a rare two for one deal – a dual street frontage property. Price expectations for the vacant 40 year-old main house and an occupied second brick home were well above the $1.05 million suburb median. The  whopper block covered 847 square metres between Albion Road and parallel Merton Street. A recent house sale in Merton Street achieved $2000 a square metre and auctioneer Toby Parker expected to hit that target. Four bidders pushed the property within range – its sold price of $1,625,000 is equal to $1918 a square metre. Emily Power
