Strong demand drives house sales in Kambah

A stunning custom-built house in Kambah has sold prior to auction for $1.902 million – the highest price achieved for the suburb so far this year.

The sale of the home at 11 Fisken Crescent reflects a strong demand for high-quality homes in tightly held pockets of Kambah, where buyers value exceptional design and presentation.

My Morris agent Zac Morris said it was a record result for a single-level home in the Tuggeranong precinct.

“The campaign drew strong interest with 70 groups through the three open-for-inspections, with the property ultimately selling to a local buyer,” he said.

“The seller had built the home to specific standards, and the new owner appreciated the workmanship, which was one of the key selling features.”

Morris said the market had improved after the latest interest rate cuts, but it remained volatile.

“Buyers, however, will pay a premium for a new home depending on how extensively it has been renovated,” he added.

The luxurious five-bedroom house features 298 square metres of living space on an 894-square-metre landscaped block.

It includes multiple living areas with polished concrete floors, a designer kitchen with a large stone island bench, and seamless connection to an outdoor entertaining area, a mineral saltwater pool and a double garage.

According to Allhomes data, the highest price achieved for the suburb was in 2021, when the palatial six-bedroom residence on a 2270-square-metre site at 10 Ferrier Place sold for $2.35 million.

The Domain House Price Report for the March quarter shows that the median house price in Kambah has increased by 2 per cent over the past 12 months and currently stands at $867,000. The suburb has experienced growth of 40.1 per cent in the past five years.
