Tathra cafe offers breathtaking views

This breathtaking view belongs to a cafe in Tathra but that doesn’t  mean you can’t wake up to the beach vista every day.

The multipurpose building on a headland overlooking Tathra Beach would appeal to lifestyle buyers as its B2 top-shop zoning enables it to be transformed into a residential precinct.

Selling agent Mick Tarlinton, of Tathra Beach Real Estate, says the property is likely to suit an investor who can see its residential potential.

“There is not a lot of need for commercial premises of this size in Tathra so we would expect buyers to be those who want to utilise its zoning and create a business and lifestyle opportunity,” Tarlinton says.

Tathra, which is a three-hour drive from Canberra, is home to 1600 people and there are no other commercial properties on the market in the town. The median house price is $469,000, with a 20 per cent average price increase during the past five years.

The property at 5 Beach Road, Tathra is on the market for $1,950,000.

The vendor owns the popular Cliff Place licensed cafe, which is available as part of the sale, while the lower level operates as an art gallery in conjunction with the eatery.

The B2 Local Centre zoning also paves the way for the cafe to be expanded into an event venue with its uninterrupted views, making it an ideal backdrop for weddings and functions.

Tarlinton says interest in the Cliff Place building has come from Canberra, Sydney and Melbourne.

“Potential buyers have indicated that they want to redesign the property and live upstairs and relocate the cafe to the lower level where there is room for expansion of the business, subject to council approval,” Tarlinton says.

“The building is very well built with concrete pillars and walls and there is customer parking for 15 cars, a loading dock, dual street access and, of course, a view that can’t be built out.”

The building has two bathrooms and is on 1012 square metres.
