You’ll need $17.2 million for this salubrious address but it means waiting to move in and enjoy the glittering view.

For that price, there isn’t a house on the waterfront block – yet. The contract for 26 Park Crescent, Sunshine Beach in Queensland, is only the beginning.

However, the vacant parcel of land is a special acquisition, in a world-renowned coastal destination with whopper capital growth.

The Park Crescent offering is on the front row of one of Australia’s best beaches, commanding top dollar for the opportunity to build a show-stopping, custom-designed house with views that will never be obstructed or ruined.

From the pole position, on absolute oceanfront, the block captures the Coral Sea to the headland of Noosa National Park, north-east across Sunshine Beach, south to Mooloolaba and finally, the lush hinterland behind.

The purchase comes with plans for a four-level, “avant-garde” home designed by luxury architect Paul Clout, according to the listing, which shows contemporary concept drawings, to wet the buyer’s whistle

The agents, from Tom Offerman Real Estate, paint in the picture in the listing, revealing the intended design will have a wine cellar, bar, rumpus, pool room and spa, which will be found on level one.

The new owners will enter on level two, and progress to the living and dining zones with a fireplace and terrace, a study, and a butler’s pantry off the kitchen.

Bedrooms – with en suites – are up another level and the top floor is reserved for the plush main bedroom suite, which has a spa bath and “a terrace fringed by garden”.

That has landed the median house price at $3.25 million, according to Domain’s most recent House Price Report, for last quarter of 2022.

Over five years, the Sunshine Beach median house price has soared 195.5 per cent.
