A new 89-townhouse development from Luton Projects, the Bowery, is due to be released on Saturday and will sit on a site among 176 mature trees once completed.
Developer Liam Kelly says the trees mean it is not a bare construction site. This will be just one element of the generous provisions of outdoor, open and communal space throughout the whole area.
The boutique townhouses come with two bedrooms, at 92 square metres, or three bedrooms, at 121 square metres, and four bedrooms with an en suite.
He believes that there should be a good mix of different demographics living within the development, with dwellings accessible to first-home buyers, downsizers and investors.
Quality over quantity was the goal for the Bowery, according to architect Fred Sue, of Kasparek Architects, who says that while earlier plans for the site included 150 to 180 dwellings, they opted for a lower-density development, allowing for better onsite amenity.
Sue says the buildings are based around a central communal court area, so that they’re all two and three-storey terraces.
He says that it’s “probably one of the more highly detailed developments we’ve done, there’s a lot of intricacy in it”. The homes feature “highly articulated facades, so the eye can really enjoy the look of the development”.
Sue says that throughout the development there is a really strong focus on solar orientation, so that even in the secondary living areas that face south “we have highlight windows that allow the sun to come in from the north”.
Many of the homes feature two living spaces, with most having on-grade garages.
Standard inclusions are double-glazed windows, reverse-cycle ducted heating and cooling, quality Bosch cooking appliances, gas cooktops, dishwashers and built-in microwave ovens.
Construction is expected to begin in April, 2017, with completion due in June, 2018.
