A new suburb price record has been set in Duffy with the $3.5 million sale of the luxurious five-bedroom house at 5 Settlement Drive.

The expansive lifestyle property was sold through Agent Team’s Steve Lowe after a competitive auction process in November.

The home initially passed in at $3.4 million after seven registered bidders threw their hats in the ring, but negotiations swiftly led to a final sale to a young family seeking space, privacy and lifestyle.

“With a huge block, resort-style amenities and everyday convenience at the doorstep, the home offered exceptional value when compared with traditionally premium suburbs such as Red Hill and Forrest,” Lowe said.

“Open-for-inspection numbers echoed that demand, with inspections running for a full hour instead of the usual 30 minutes as visitors paused throughout the home, taking in the breathtaking design and views.”

Set on an expansive 2784-square-metre block and offering about 300 square metres of living space, the house delivers a genuine resort-style experience complemented by sweeping views across the Arboretum, Black Mountain and Parliament House.

With multiple living zones and a seamless connection between indoor and outdoor spaces, the home caters to both family comfort and large-scale entertaining.

A gourmet kitchen with a substantial stone island bench, high-end appliances and a butler’s pantry forms the centrepiece of the home, overlooking light-filled dining and family spaces.

Outside, the property continues to impress with a heated 12-metre mineral pool, a full-sized tennis court, landscaped grounds and a children’s play area. All have been thoughtfully integrated to create a private family sanctuary.

Lowe said the significant interest reflected the scarcity of properties boasting this scale and quality in the area.

The property last sold in 2020 for $2.2 million, which was also a house price record for the suburb at the time.
